      Q: In what areas does BlankPage Property Management provide management services?
      A: Our organization facilitates leasing and managing activities of residential properties in the Greater San Diego County region.

      Q: What types of properties does BlankPage Property Management manage?
      A: We specialize in leasing and managing only individually-owned: single-family residence, condominium, and townhouse properties.

      Q: What services does your company provide?
      A: BlankPage Property Management provides homeowners a comprehensive property management service that includes:

      • Comparative Market Analysis (CMA) to evaluate properties and obtain leasing rates
      • Market property, schedule showings, and collect applications/supporting documents
      • Conduct application screening
      • Complete and collect contract documents & proceeds prior to move-in
      • Receive lease-related proceeds
      • Facilitate maintenance repairs
      • Conduct property inspections (optional service)
      • Provide financial reporting
      • Initiate and facilitate unlawful detainer process
      • Perform move-out procedures and prepare property to market

      We also cater to homeowners that seek Tenant Placement services and residents that are seeking residential homes to lease through our Find My Residential Rental program.

  • Property Management


      Q: What fees does your firm charge to manage a property?
      A: BlankPage does assess a monthly fee based on all rents collected depending on the contract length of your choice. If you have more than one unit that you want BlankPage to manage, we offer a monthly fee of 6% (one-year contract).

      Q: Do you charge an account setup fee for property management services? Why?
      A: Yes. BlankPage Property Management does charge a setup fee of $150 for each property under contract. The setup fee is applied toward administration costs so we can: build your account in our software (including accounting and portal access) and obtain valuable marketing information of the property (comprehensive property details, digital pictures, image watermarking, etc.).

      Q: Who determines the monthly lease rate?
      A: Establishing the current lease market value of each property is vital in: obtaining the greatest number of qualified applicants and reducing vacancy periods. While the homeowner determines the final lease rate, BlankPage will conduct a comprehensive comparative market analysis that includes: a comparison of other properties with similar features to your property in its general location, approximate market value, and volume of supply at the time of analysis to establish a baseline lease rate.

      Q: How will BlankPage Property Management market my property for lease?
      A: Once BlankPage receives confirmation of the property’s availability date, we execute our marketing campaign immediately. While there are a plethora of marketing options available, many do not produce satisfactory results. We concentrate our efforts to market properties through reliable and effective methods. Some examples include: yard signage, high-traffic, reputable internet listing services, and BlankPage Property Management’s website.

      Q: How long does it take to lease out my property?
      A: There are many variables that figure in leasing an individual property. The following is some of the common variables in securing a tenant to occupy a property: current market conditions, location, exterior/interior’s functionality and presentation, and the leasing rate.

      Q: Why is my property still vacant?
      A: Much like real estate sales, this may be an indication that the: lease price is overvalued for the current market, desirability of property features, and/or the rental market has changed (i.e.: a renter converts to a home buyers). Each Friday afternoon that your property is in active-vacancy status, a BlankPage manager will contact you to report the weekly activity and recommend solutions.

      Q: What will you do to make sure that my property rents?
      A: We conduct a market analysis of other properties with similar features to your property in its general location, approximate market value, and volume of supply at the time of analysis. The comprehensive data information that we find will provide us a baseline lease price that we recommend for your property.

      Next, once you and your BlankPage property manager determine the lease price, we will list your property to gain maximum exposure: on the BlankPage Property Management website, yard signage, syndicate to results-proven internet listing services, and (for an additional charge) the local Board of REALTORS® Multiple Listing Service (MLS). It is our mission to maximize the leasing market value of your property and reduce vacancy periods through effective marketing efforts.

  • Tenant Placement


      Q: Is there an account setup fee if I choose the tenant placement service?
      A: The setup fee is built-in the tenant placement price.

  • Maintenance


      Q: How do you handle emergency maintenance?
      A: Homeowners and residents have access to our 24/7 emergency maintenance number (844)477-4700 ext. 1 to report maintenance-related issues in need of immediate importance. If BlankPage Property Management deems that the issue(s) is in fact an emergency, we will promptly contact a vendor to dispatch the maintenance service request.
